Attics, basements and garages

Attics, basements and garages, once they're empty.

These are the rooms nobody has cleaned in years. After the contents have gone we dust the rafters and shelves, sweep and vacuum the floors and wipe the windows and sills, so the buyer sees a house and not a storage room.

What's included

  • Cobwebs and dust from rafters, joists, beams and shelves

  • Floors swept, vacuumed or mopped for the surface they are

  • Basement windows, glass block and sills

  • Stairs, railings and light fixtures

  • Workbenches, shelving and cabinets wiped down

  • Debris you point to, bagged and carried to the curb

An empty garage workshop with a concrete floor, a workbench and fluorescent lights

Before you book

The price, the extras and the ground rules

  • What moves the price

The floor area, the height and how much dust there is. We write the quote after the walk-through, with a flashlight, and it covers the rooms on the list.

  • Quoted separately

    • Bulk debris removal: a hauler takes what we can't bag and carry

    • Scrubbing or stripping painted floors

    • Exterior windows and gutters

    • Another visit if the contents are still being moved

  • Before we arrive

    • The contents are out, or what remains is tagged and on the list

    • Lights and power work, and there's a clear path in

    • Tell us about narrow stairs, low beams or a pull-down ladder

    • A lockbox code or someone at the door

  • What we don't do

    • Clear a crowded space: it needs a specialist, and we'll say who to ask

    • Handle mold, asbestos, vermiculite or droppings

    • Work in an attic with no floor, or in a crawl space

    • Dispose of paint, chemicals, fuel or batteries

The visit

How the visit goes

  1. 01
    Before the day

    Step 1: A walk-through with a flashlight

Bartosz checks the floors, stairs and headroom, and we agree what is on the list.

  2. 02
    Arrival

    Step 2: Masks and gloves

Dust masks and gloves are standard in these rooms. We make no claim about air quality.

  3. 03
    Clean day

    Step 3: Top down

Rafters and shelves first, then the walls and windows, floors last.

  4. 04
    Last step

    Step 4: Photos and a walk-through

Photos of each finished room go to you. We walk it with you or by video before we leave.

Questions

Short answers

Do you clean a space that's still full?

Not on its own. We can work around a few tagged items for a day, but a full attic or garage needs emptying first.

What do you do if you see mold or pests?

We stop, photograph what we see and tell you who to call. We don't clean it up.

Can you take the trash away?

We bag what you point to and carry it to the curb or your dumpster. Anything bulky or hazardous needs a hauler.

An attic nobody has opened in years?

Send a photo or two by text, or book the walk-through. Fannie will tell you honestly what we can do.
