How we handle your house
The rules we work by, in plain words. The same ones are in the list we sign.
Keys, codes and alarms
Keys come by lockbox code or by hand, never by email. We log who holds them and return or release them on the last day. We ask for an alarm code by text once the day is set, use it only on clean day, and suggest you change it afterward.
The signed list
Nothing starts until you've signed the list of what we touch, ask about and leave alone. You can change it by text at any time, and we write each change down.
If we find something
We stop, leave it where it is, photograph it and text you. Nothing is moved, set aside or thrown out on our say-so.
If something is broken or missing
Tell Fannie within two days. She'll come to the house, and if we caused it, we repair or replace it. Anything beyond a small repair goes to our insurance.
If a room isn't right
At the final walk-through, any item on the signed list that isn't right is fixed before we leave. After we've gone, tell us within two days and we'll come back to fix an item on the list at no charge.
Photos and privacy
We photograph finished rooms only with your OK, and send the photos to you and no one else. We never post a photo of a house.
Moving or canceling
Move or cancel up to two business days before at no charge. Inside that, a fee of up to half the quote may apply, because we've held the crew. If the closing moves, tell us right away.
Who we bill
Whoever you name: you, the estate or the estate's attorney. The invoice goes out with the signed list attached.
Questions about a policy?
